While a flat in Wimbledon costs around GBP472,179 (Foxtons), for a similar price you could radically upgrade your lifestyle and buy a spacious apartment with en-suite bathrooms and high-end interior finishes in an exclusive development in upper Kenilworth.

As of last week, a unique 175-year-old Cape Dutch house has been made available to the global property market. Once the home of the longest-serving British prime minister of the Cape, Sir John Gordon Sprigg, Morgenrood is being developed into a 5-unit luxury complex that will retain most of the original architecture of the historic home.

“Our vision is to create 5 elegant, double-storey apartments that recapture the look and feel of the 19th century, but with all the comforts of today’s modern lifestyles,” says property developer, Trevor Aspeling.

Upmarket interior finishes such as Caesarstone kitchen countertops and Victorian Bathrooms sanitary ware will be fundamental to evoking Morgenrood’s intrinsic, old-world sense of style. Whilst retaining its certified monument status, buyers can also look forward to sky-high ceilings, vignettes exposing the original brickwork from the 1800s and Oregon pine floorboards.

Trevor King, marketing director of luxury quartz surfaces manufacturer Caesarstone South Africa, says, “People tend to associate Caesarstone with very modern kitchens, but many of our designs are perfectly suited to more traditional interiors such as those being created at Morgenrood.  Caesarstone’s marble-inspired surfaces will most certainly help to capture that old-world look and feel without compromising on durability and hygiene.”

Lance Goodale, founder of South African company, Victorian Bathrooms, adds, “Morgenrood provides the ideal milieu for our luxury bathroom products and we envision this collaboration creating remarkable and authentic, world class interiors.”

The 2- and 3-bedroom apartments are set to appeal to several niche markets: international swallows, couples wanting to downsize comfortably from their family homes, individuals considering long-term retirement options, and discerning investors with an interest in remarkable properties are likely to be drawn to Morgenrood’s offering.

With a view to attracting both local and international buyers, Morgenrood will offer residents state-of-the-art security, off-the-grid energy, an advanced grey- and rain-water system, as well as fibre internet. At 179 square metres (587 Sq Ft), the largest 3-bedroom unit is set to fetch a price of a mere R9.25 million (GBP507,963).

“This development is going to be incredibly special, not just because of its fascinating history, but because it’s going to reintroduce an aesthetic from another era that resonates with so many people, but that is not easily available these days,” says Morgenrood’s marketing manager, Lisa Aspeling. She adds, “If you love antiques and history, or beautiful old houses, you’ll probably feel a strong connection with Morgenrood”.

Widely regarded as the best run city in South Africa, Cape Town continues to attract both local and overseas buyers. Morgenrood falls comfortably within the areas that outperformed the overall average house price growth seen across the metro over the past five years. According to First National Bank, overall price inflation in the Cape Town metro is almost exactly double the national House Price Index published monthly over the past five years.

“With these statistics it’s easy to see that Cape Town is still South Africa’s top city to buy property, whether you are purchasing a primary residence, holiday home or investment property,” says Trevor Aspeling.

With 1 of 5 units already completed, this remarkable Cape-Dutch-inspired homestead is poised for a tasteful refurbishment of the remaining space. The remaining 4 units will be available for purchase, off-plan.
